Our services include
Rent CollectionKemsley have a dedicated management team of 12 people comprising 5 accounts staff each with a portfolio of clients to look after. They handle the rent demanding and collection. We also monitor rent review and lease renewal dates and negotiate new terms via the 3 qualified Chartered Surveyors who each have their own portfolio of clients. They are supported by a Personal Assistant.
We look after service charges from preparing budgets to appointing term contractors, supervising works, liaison with tenants and preparing annual accounts to balance sheet level.
Regular site inspections are carried out and any work ordered and supervised and signed off.
We collect all monies due and pay contractors when works are approved. We can also arrange insurance for the properties through a broker and collect monies due and pay the insurance company.
Kemsley offer a bespoke service and will tailor each instruction to the client’s needs. We can review a portfolio or property and advise on the best way forward to meet the client’s needs and aspirations. This may include disposal and purchase, redevelopment, refurbishment, break up or a renegotiation of lease terms.
We have in-house expertise to undertake all matters relating to Landlord and Tenant issues including advising on lease terms to suit the property, negotiating rent reviews and lease renewals and dealing with issues that arise throughout the term of the relevant lease. This would include issues relating to liability for repairs to the demise or common parts of a property or liaising with tenants over improvements.
Kemsley will handle all aspects of Lease administration including keeping copies of all relevant documents recording and monitoring key issues including review dates, stepped rent increases, licenses for alterations, assignments and sub-lettings and lease expiry dates. This information would be computer linked to provide the relevant rent, insurance and service charge invoicing and the provision of stopping demands where appropriate at lease end.
The frequency of inspections will be tailored to meet the needs of the client and the property. Where appropriate an agreed form of regular report would be prepared and sent to the client.
We would also carry out further ad hoc inspections where a particular problem occurred or to meet tenants or contractors.
Kemsley have a dedicated team of three maintenance managers carrying out inspections, organizing, monitoring and signing off all repair and maintenance issues. Contractors have to be on the Kemsley approved contractors list and have provided insurance details, method statements and Health and Safety policies as appropriate.
We can monitor both tenant compliance with Statutory Obligations including, asbestos, fire risk assessments, Disability Discrimination Act compliance and Water treatment. This would also be undertaken where the Landlord is responsible for all or the common parts of a building and could be either direct or through the service charge provisions depending on the specific lease terms.
